Six completed, nonoverlapping rental contracts total AED 2,092,500. Two later overlapping leases are excluded, including the AED 650,000 annual lease that continued beyond the resale. Were the historical purchases made at launch?

Both were registered off plan in 2016. We have not established that either was bought at the original launch price or before construction began.

Are the historical returns annual yields?

No. They combine price growth and included contract amounts over nearly nine years, before costs and assuming full rent collection.

Why is some four bedroom rent excluded?

Two later leases overlap, and one crosses the resale date. Neither enters the combined return illustration. The source notes show all contracts and the selection.

Are the future figures guaranteed?

No. They show what stated assumptions would produce. Values and rents may fall, and actual costs reduce returns.

Can I buy a completed home instead?

Yes. Compare the current tenancy, condition and net income with a new home’s payment schedule and wait to handover.

What costs should I include?
